At a glance. From January 2021 to December 2025, 14,920 house and apartment sales were recorded in Sanary-sur-Mer, Six-Fours-les-Plages, Bandol, La Seyne-sur-Mer and Ollioules (official DVF open data, sales of a single home).
– Bandol and Sanary-sur-Mer are the two most expensive towns: a median of €6,333/m² and €6,144/m² for an apartment between July 2024 and December 2025.
– Six-Fours-les-Plages is around €5,200/m², while La Seyne-sur-Mer and Ollioules sit between €3,100 and €3,300/m² for an apartment.
– After a sharp rise from 2021 to 2023, prices levelled off in 2024-2025, with a slight dip in some towns.
– The number of sales fell by 35% between 2021 and 2024, then picked up again in 2025 (+22%).
This observatory is produced by MG Immo, a family-run estate agency at 12 rue Giboin in Sanary-sur-Mer, using official data. The method is explained at the end of the article.

Median price per m² by town (July 2024 – December 2025)

Median price per m² of sales recorded between July 2024 and December 2025. The "middle half" is the range in which 50% of sales fall.
Sanary-sur-Mer – Apartments: €6,144/m² (middle half €5,119 to €7,585/m², 476 sales). Houses: €6,160/m² (172 sales), median price around €564,000 for 102 m².
Bandol – Apartments: €6,333/m² (€5,025 to €7,678/m², 446 sales). Houses: €7,217/m² (75 sales), median price €649,500 for 103 m².
Six-Fours-les-Plages – Apartments: €5,183/m² (€4,089 to €6,296/m², 830 sales). Houses: €5,203/m² (369 sales), median price €469,000 for 90 m².
La Seyne-sur-Mer – Apartments: €3,131/m² (€2,427 to €4,000/m², 1,188 sales). Houses: €4,654/m² (356 sales), median price around €395,000 for 85 m².
Ollioules – Apartments: €3,228/m² (€2,840 to €3,856/m², 97 sales). Houses: €4,795/m² (84 sales), median price around €445,000 for 95 m².

Median price per m² for apartments in 2021, 2023 and 2025:
Sanary-sur-Mer: €5,164 → €6,197 → €6,130 (+19% in five years)
Bandol: €5,584 → €6,847 → €6,296 (+13%)
Six-Fours-les-Plages: €4,445 → €5,185 → €5,214 (+17%)
La Seyne-sur-Mer: €2,805 → €3,241 → €3,155 (+12%)
Ollioules: €2,957 → €3,122 → €3,146 (+6%)

In Bandol and Ollioules, fewer than 80 houses sell each year, so these medians should be read with caution.
Most of the rise happened between 2021 and 2023. Since then, apartment prices have been stable, while house prices have eased in Sanary and Six-Fours. An annual median also depends on which properties sold that year (size, land, location): a lower median does not mean every property lost the same value.

Apartment prices by number of rooms

Median price per m² by number of main rooms (July 2024 – December 2025). As a rule, the smaller the apartment, the higher its price per m².

In total price, the median 2-room apartment sold for €230,000 in Sanary, €239,000 in Bandol, €206,100 in Six-Fours and around €136,000 in La Seyne. A 3-room apartment: €355,000 in Sanary, €377,500 in Bandol, €280,000 in Six-Fours and around €181,000 in La Seyne.
In Ollioules, there are too few sales for this breakdown.

Sales volumes: the 2024 low and the 2025 recovery

Number of sales included (houses and apartments, five towns): 3,605 in 2021, 3,422 in 2022, 2,723 in 2023, 2,326 in 2024 and 2,844 in 2025.
The market lost more than a third of its transactions between 2021 and 2024, as mortgage rates rose. 2025 shows a clear recovery (+22% year on year), though not back to 2021 levels.
Sales by town in 2025: La Seyne-sur-Mer 1,052, Six-Fours-les-Plages 828, Sanary-sur-Mer 477, Bandol 352, Ollioules 135.

What these figures do not tell you

A town-wide median is a benchmark, not a valuation. In Sanary as in Bandol, two properties of the same size can sell at very different prices depending on the street, the sea view, the floor, outdoor space, condition, energy rating or service charges.
DVF data describes neither the condition of a property nor its view. It is published several months late, so the most recent sales are not yet included.

Methodology and reuse of the data

Source: "Demandes de valeurs foncières géolocalisées" (DVF), published by the French tax authority (DGFiP) and Etalab on data.gouv.fr under the Open Licence. Period: 1 January 2021 – 31 December 2025.
Sales included: transactions of type "Vente" (sale) involving a single home (one house or one apartment, with or without outbuildings), built area of at least 9 m², price per m² between €1,000 and €30,000 to exclude data-entry errors. Price per m² is the sale price divided by the declared built area.
Indicator: the median (half of sales above, half below), which is less sensitive to exceptional sales than the average.
Updates: every year, when new DVF data is published.
