
Selling an F or G-rated property (energy-inefficient) on the Var coast
Since 1 January 2025, homes rated G on the energy performance certificate (DPE) can no longer be offered for rent in France. F-rated homes will follow, then E. As a result, many owners of energy-inefficient properties in Sanary, Six-Fours and Bandol are choosing to sell rather than undertake major works. What the energy rating really changes to the value
A poor rating (F or G) leads to a discount, but it is far from uniform: on the Var coast, location, views and potential often outweigh the energy label. A sea-view house rated F does not sell at the same discount as an F-rated apartment with no particular asset. The real question is not "how much do I lose because of the DPE", but "which buyer is this property for, and at what price will it sell quickly".
Your obligations as a seller
Selling a house or a single-owner building rated E, F or G requires an energy audit, in addition to the DPE, handed to the buyer from the first viewing (for an apartment in a co-ownership, only the DPE is required). It details the renovation works and their estimated cost. Well prepared, this audit becomes a selling point: it turns a worry ("how much work?") into a clear costing that reassures the buyer. As regulatory deadlines change regularly, have the applicable timetable confirmed by your notary.
Who buys an F or G-rated property today
