Selling your second home on the Var coast: the 2026 guide
Sanary, Six-Fours and Bandol are second-home markets par excellence. Selling yours is not like selling a main residence: different taxation, different buyers, different seasonality. Here is what matters to sell at the right price, at the right time.
Capital gains: the point to plan ahead
Unlike a main residence (which is exempt), the sale of a second home is subject to capital gains tax, with holding-period allowances that reduce, then cancel, the tax over the years. The net amount you receive therefore depends as much on taxation as on the sale price. Have it calculated with your notary before setting your price — this is what determines your real room for negotiation.
The right timing
On a coastal market, demand for second homes wakes up in spring and peaks before summer: a well-prepared property listed in February–March captures buyers planning for the season. Conversely, a property launched in mid-summer, when everyone is enjoying the coast, can go unnoticed.
Who buys
Buyers from the region looking for a pied-à-terre, but also — and this is our strength — international clients: German, Swiss and British buyers for whom the Var coast is a favourite destination. We assist them in their own language (French, German, English), a rare asset that significantly widens the pool of buyers for your property.
Preparing the property for sale
A second home sells on emotion and lifestyle: light, outdoor spaces, views, proximity to the sea. A few adjustments (decluttering, showcasing outdoor areas, light home staging) often change the perception — and the price.
The classic mistake
Setting the price on “what it cost me” or on a sentimental memory, rather than on the real market. Our valuation is based on sales actually completed in your area, not on asking prices.
