Price per m² in Six-Fours-les-Plages: understanding local differences
Why the price per m² is never enough
What we really look at to value your property
There is not one price per m² in Six-Fours-les-Plages, but dozens. Between Le Brusc, La Coudoulière, Les Playes, the town centre and the residential areas on the hills, the differences are considerable, and two properties of identical size can sell at very different prices.
What moves the value of your property: the exact location and walking access to shops and the sea, the floor and whether there is a lift, the view and orientation, the quality of outdoor space (terrace, garden, parking), the general condition and the energy rating (DPE), as well as the level of co-ownership charges.
Understanding the price per m² in Six-Fours-les-Plages is therefore a first benchmark for assessing an apartment or a house, but this figure must always be put in context. The price per square metre can vary significantly from one street to the next depending on proximity to the coast, the quality of the property and how rare comparable properties are on the market.
An online simulator works with averages and does not capture the differences between micro-areas. A valuation of your property in Six-Fours-les-Plages requires an on-site visit, truly comparable sales and an understanding of current demand.
These differences show why the price per m² in Six-Fours-les-Plages must be interpreted with care. A median price helps to understand the general level of the local property market, but it cannot on its own determine the value of a home. To value a property, this benchmark has to be compared with the specific features of the property and with the transactions actually completed in its immediate surroundings.

The 6 criteria that really set the price of your property
In Six-Fours-les-Plages, the analysis has to distinguish coastal areas such as Le Brusc, Les Lônes or La Coudoulière from more inland areas such as Les Playes. Walking distance to the coast, orientation, outdoor space, parking, condition and the type of co-ownership building do not carry the same weight everywhere. A visit and truly comparable sales put the town-wide benchmarks into context.
An asking price that is out of line with comparable sales can reduce buyer interest and prolong the time on the market. The right positioning is built from the property itself, its micro-area and market feedback.
Our method is based on a visit, a comparison with sales actually completed and an analysis of the property's surroundings. After this analysis, you receive a written, reasoned valuation opinion, with no obligation.

What completed sales tell us in Six-Fours-les-Plages
Across the 573 apartment sales recorded in Six-Fours-les-Plages in 2025, the median stands at €5,214/m². The middle half of transactions lies between €4,121 and €6,291/m². For houses, the median is €5,213/m² across 255 sales.
Size matters a great deal: across 2023-2025 sales, an apartment under 30 m² sells for around €6,203/m², a 70 to 100 m² apartment for around €4,065/m², a gap of more than 50% within the same town.
Location matters too, and the sample has to stay homogeneous: across 2023-2025, the 21 apartment sales identified in Le Rayolet give a median of €6,600/m², 27.7% above the town median for apartments over the same period; in La Coudoulière, 39 apartment sales give €5,917/m², 14.5% above. The grouping is based on street names and does not fully delimit the neighbourhoods. No figure is published for Le Brusc or Les Playes: once apartments and houses are separated, each segment remains below 15 sales.
Applying an average price per m² to your property can therefore, depending on the case, clearly undervalue or overvalue it. That is what the visit corrects.
